Brynygroes, Ystradgynlais – Project Update

Works at Brynygroes are progressing to plan. Since commencing in August ’22 the MCW team has delivered a significant amount of civil infrastructure during some difficult winter conditions. Progressing into the spring its pleasing to see this infrastructure open up the site for development and house building progressing. This project in particular showcases MCW’s civils capability, work has included Section 278 works that features a new active travel link and Toucan crossing to A4067, SuDS drainage to include re-alignment of a culverted watercourse and storm water attenuation, considerable earthworks and retaining works featuring a 650m2 soil nailed slope and innovative raft construction incorporating gas membrane.

Hays Lane, Sageston

Client: Millbay Homes and Ateb

VALUE: £18M

Design and Build construction for 100 new homes in Pembrokeshire. MCW is delighted to be working with Millbay Homes to deliver 60 open-market properties across 2 phases and 40 homes for
social rent for Ateb Housing Association. The project is being delivered on part of the former RAF Care Cheriton Airfield as such required careful remediation along with ecological mitigation works under NRW bat Licence. The Affordable Homes have benefitted from Welsh Government Innovative Housing Grant as the properties are being built using modern methods of construction (MMC) and heated by renewable technology. The project commenced in spring 2021 with first residents taking occupancy in early 2022. Overall completion anticipated summer 2024.

Parc Peris, Llanon, Ceredigion

Client: Morgan Homes and WWHA

VALUE: £6.4M

A development of 34 new homes on the outskirts of the village of Llanon near Aberaeron. 10 units being built on behalf of Wales and West Housing Association– the remainder for sale on the open market by Morgan Homes. The scheme therefore includes affordable Social Rented homes, and a mix of 2,3 and 4 bedroom houses and bungalows. All houses benefit from Air Source Heat Pumps, with private houses also having PV and car charging – making this a very sustainable development. Works required a new junction to the A487 trunk road involving liaison with Welsh Government and their Agents and preparation of a first SAB drainage agreement with Ceredigion CC – all led through planning and technical design by MCW and their consultant team.

Following receipt of detailed planning in early 2022 MCW will be commencing works on this major development of 110 new homes in Summer of 2022.  MCW has led the detailed planning application – working with Powys to deal with a number of issues including highway access, watercourses, mining and contaminated land. MCW’s professional team include Asbri (Planning Agents), RLH (Architectural), CB3 (Engineers), Terra Firma (Ground investigation), LvW (Transport) and RDS Landscaping. Whilst there are a number of engineering challenges posed by the history and topography of the site we believe this will be a sought after development within walking distance of Ystradgynlais town centre and some fantastic countryside whilst being an easy commute of the South Wales business centres.

Awel yr Afon, Cardigan

Client: Tai Ceredigion

VALUE: £1.4M

Construction of 11 new homes to for social rent. JCT D&B scheme awarded following competitive tender process. Works include design to DQR standard, technical design and adoption agreements for infrastructure. Project completed Autumn 2020.

Glasfryn Road, St Davids

Client: Ateb Group

VALUE: £9.6M

Construction of 70 new dwellings in the city of St Davids within the Pembrokeshire Coastal Park. 32 houses for sale through Millbay and 38 homes for social rent for Ateb. MCW responsible for discharge of planning conditions to a complex consent in the national park and design and construct of all infrastructure and houses to a new 8 acre site. All groundworks and infrastructure works are being delivered by MCW’s directly employed operatives and plant, and we have continued to invest in our modern fleet of equipment with all excavators fitted with GPS technology to maximise efficiency. We have employed locally and are working with local suppliers wherever possible.

Churchfields, Newport, Pembrokeshire

Client: WWHA and Morgan Homes

VALUE: £6.25M

This is a prestigious and exciting development comprising quality social and private homes in the much sought after location of Newport, Pembrokeshire. Working closely with the Pembrokeshire Coast National Park MCW was successful in securing planning consent and discharging some sensitive pre-commencement conditions in relation to ecology and archaeology in particular. The design brief was to develop a scheme to compliment the beautiful surroundings of the Pembrokeshire Coast and Mynydd Carnigli and comprises timber windows, slate roofs, traditional render throughout and re-introduction of native hedgebanks. The site is being developed on a constrained site which required careful planning and phasing to manage the impact on the surrounding community. 14 much needed social homes were handed over to Wales & West Housing Association in November ’19 whilst work on the first phase of 22 houses progresses for sale in early to mid-2020 (www.morganhomes.co.uk)

Coed y Dderwen, Cwmgwili

Client: Bro Myrddin Housing Association and Open Market Sales

VALUE: £3.4M

This project included a carefully planned mix of 10 social rented houses delivered with our partner Bro Myrddin and 14 homes for sale on the open market, which included 2 Discounted for Sale Affordable Houses to meet the local needs. MCW was responsible for land purchase, planning consent, all legal and statutory agreements and discharge of planning conditions. The open market homes have been hugely popular with only 2 remaining for sale. The 10 social houses were handed over to Bro Myrddin in January ’20 – some 2 months ahead of contract completion. This was achieved despite the challenges of a constrained site and some significant service diversions.

Parc y Cefn, Fishguard

Client: Wales & West Housing Association

VALUE: £3.5M

Design and Construct of 30 new homes to DQR standard on a topographically challenging site overlooking the harbour at Fishguard. The project required considerable earthworks to form the development plateaus, MCW selected and led the design team to optimise this solution with due consideration for quantity and nature of material. In parallel to this a Materials Management Plan was developed to allow material to be transported to a highways scheme being developed nearby which required general fill, diverting 45,000T of material from landfill. A phased handover was agreed with our Client with 10 houses being handed over for beneficial occupation some 5 months before contract completion and handover of completed scheme ahead of schedule.

We have found this company to be efficient in all aspects of Design and Build contracts. The quality of houses delivered has been of the highest standard and on this particular project has been delivered much sooner than the contract completion date. On a personal basis we have found them co-operative in all aspects
